This tool is essential for issuers of tokenized real estate assets—whether residential, commercial, or mixed-use properties—who need to distribute periodic rental income to their token holders efficiently, transparently, and at scale. It eliminates manual per-holder transfers, reduces gas costs through batching, and ensures all holders receive their entitled share based on their ownership percentage.

HOW TO USE

1. Connect your EVM wallet to the network where your real estate token and rent distribution funds are deployed.

2. Enter the real estate token contract address and the rent distribution token address.

3. Add holders manually by entering address and balance per line, or click "Load Holders" to automatically fetch token holders and their balances.

4. Review the holder list and total distribution amount shown in the review panel.

5. Review the bulk sender contract details (fee, owner, contract address) displayed in the review panel.

6. Click "Distribute Rent" to execute the batch transfer. The tool will approve the sender contract for the exact total amount, pay the required fee in native currency, and distribute rent to all holders.

7. Track progress via the status bar and confirmation of the transaction hash upon completion.

TECHNICAL MECHANISM

The tool uses the shared BotGentz bulk sender contract (BULKSEND registry) for ERC-20 batch transfers. It reads the current fee from the sender contract live via fee(), displays the contract owner, and checks the user's token balance and native balance to ensure sufficient funds for both the distribution amount and the fee. The tool computes the total distribution amount from all holders, approves the sender contract for exactly that total (not unlimited), and calls distributeERC20(token, recipients[], amounts[]) with the fee as msg.value. Gas estimation applies a 20% buffer, and actual gas costs are calculated from receipt.effectiveGasPrice. Progress is displayed via a status bar during approval and distribution. The tool supports multiple EVM chains via the BULKSEND registry with per-chain addresses.

WHAT IT CANNOT SEE

This tool cannot verify off-chain rental income calculations or the accuracy of property occupancy and income data—it relies entirely on the distribution amounts provided by the user or the underlying data source. It cannot ensure that the rental income source has sufficient funds for distribution; insufficient balance will cause the transaction to revert. It cannot guarantee that all holders are eligible or that distribution amounts are correct—holder eligibility and share calculations are based on token balances at the time of distribution, which may change. It cannot recover undistributed rent if the distribution contract is misconfigured or if the transaction fails. It cannot account for tax implications or regulatory reporting requirements; users are responsible for compliance with applicable laws. It cannot verify property condition, tenant payment status, or lease terms off-chain.

PLEASE NOTE

EVM chains only. This tool uses the BotGentz bulk sender registry—ensure the current chain is supported. The rent distribution token must be an ERC-20 contract. Always verify the holder list and amounts before distribution. The fee is set by the sender contract owner and may change; the tool reads it live each time. This tool does not perform KYC/AML checks or verify that holders are eligible to receive rental income.
