WHAT IT DOES

Arrived Web Property Performance Badge automatically scans Arrived property listing pages and extracts comprehensive property performance data including projected rental yield, occupancy rate, property appreciation, total return projections, investment timeline, and projected cash flow. The tool displays a floating overlay badge with a summarized performance score—a percentage rating from 0-100 based on the property's metrics, color-coded green for strong performance (80+), yellow for moderate (60-79), and red for weaker performance (below 60). Key metrics including estimated annual return, projected cash flow, and property value growth are displayed with color-coded indicators. When platform average data is available, the tool compares the property's performance against platform averages, showing whether the property outperforms or underperforms relative to similar investments. You can save favorite properties with a star button, and your favorites list is maintained across sessions for quick reference.

WHERE IT RUNS

This extension operates exclusively on arrived.com domain pages that contain property listing content—specifically pages with "/property", "/invest", or "/homes" in the URL path, or pages that display property details and investment performance data. It works alongside the free BotGentz companion extension, which provides the necessary DOM access and page interaction capabilities. The performance badge runs entirely within your local browser instance and does not communicate with any external servers or APIs. All property data extraction, performance scoring, and favorites tracking are processed and stored on your machine, ensuring your investment analysis and property preferences remain private. It supports all modern Chromium-based browsers (Chrome, Edge, Brave, Opera) and Firefox when paired with the BotGentz bridge.

HOW TO USE

After installing both BotGentz and this performance badge, navigate to any Arrived property listing page. Within 1-2 seconds, a panel appears in the bottom-right corner displaying a performance score circle with a percentage rating. The panel shows the property name and a star button to save it to your favorites. The "Key Metrics" section displays rental yield, occupancy rate, appreciation, total return, cash flow, and price with color-coded performance indicators. The "Platform Comparison" section shows how the property's yield compares to the platform average when available. The "Favorites" section lists all properties you've saved for quick reference. Click the star button to add or remove properties from your favorites list.

PROPERTY PERFORMANCE EXTRACTION AND SCORING

The performance badge uses a multi-strategy extraction system to locate and parse property performance data from Arrived pages. It first attempts to find structured performance elements using selectors based on the site's typical class naming patterns, including property name, yield, occupancy, and return indicators. When these selectors fail due to site updates, the tool falls back to scanning page content for performance-related text patterns using pattern matching for terms like "rental yield," "occupancy rate," "appreciation," "total return," and "projected cash flow." The performance score is calculated using a weighted algorithm: rental yield contributes up to 25 points (with 10% or higher earning full points), occupancy rate contributes up to 20 points (with 100% earning full points), property appreciation contributes up to 25 points (with 10% or higher earning full points), total return contributes up to 30 points (with 15% or higher earning full points), and a bonus of up to 10 points is awarded if the property's yield exceeds the platform average. The total score is normalized to a percentage and displayed with color-coded indicators.

THE PANEL

The performance badge panel is a compact, functional overlay that integrates into the Arrived property page. It can be dragged by clicking and holding the title bar, positioning the panel anywhere on the screen for optimal visibility while you analyze investment properties. The panel includes a built-in snap feature that automatically aligns to the nearest screen edge when released within 48 pixels, keeping your workspace organized. Click the collapse arrow in the top-right corner to minimize the panel to a small icon bubble showing a gear emoji, preserving screen space while keeping the tool accessible. The panel is not resizable in this version, maintaining a consistent compact size that works on all screen resolutions. Press the Escape key to instantly hide the panel; press Escape again to restore it. All position, collapse state, favorites list, and performance metric view settings are saved locally using GM_setValue and persist across browsing sessions.

PLEASE NOTE

This extension requires the free BotGentz extension to function—the performance badge does not work standalone. Arrived occasionally updates its page layouts and property presentation formats, which may temporarily affect data extraction accuracy. The tool extracts performance data from the visible page content; if property data is loaded dynamically after page load, you may need to wait a moment or refresh the page for the panel to populate. The performance score is a calculated rating based on extracted metrics and is provided as a reference—always conduct your own due diligence before making investment decisions. The favorites list is stored locally and is for personal reference only—it does not sync with your Arrived account. The tool does not store or transmit any data; all property data extraction, performance scoring, favorites tracking, and settings are processed and saved entirely within your browser.
