You provide the subject property and comparable sale information, and the agent returns a structured comparison with key metrics (price, square footage, beds/baths, lot size, features, days on market) presented side-by-side, along with a summary of how the property positions (overpriced, underpriced, or on target) and a clear recommendation or positioning statement. The tone is professional and client-friendly—perfect for sharing with buyers, sellers, or clients.

HOW TO USE

Open the agent in BotSurf from your library. After pasting your API key once (handled securely by the host), enter your property details and comparable sales data into the text area. Include the subject property address, price, size, bedrooms, bathrooms, lot size, and key features, plus at least 2-3 comparable properties with their sale prices and details. Click "Summarize comparison" or press Ctrl+Enter (Cmd+Enter on Mac). The agent processes your input and returns a structured market comparison summary with metrics, positioning, and a recommendation. You can also highlight property data from any webpage, MLS, or document and click "Use selection" to auto-fill. When you press "Summarize comparison," the agent sends only the exact text you entered in the text area—your property and comp data. Nothing else. No browsing history, no cookies, no account data, no hidden telemetry. The request is a simple text prompt to the AI model. The host records usage counts for billing (each press counts as one run) but does not log or store the content of your property data or generated summaries. Your client and property information remains private.

This agent costs $19.99 per month, with a 7-day free trial. You receive 100 runs per billing cycle—enough to generate summaries for multiple properties, different comp sets, or regular market updates. Cancel anytime from your BotSurf account settings. Unused runs do not roll over.

THE PANEL

The agent runs in a draggable, resizable panel that snaps to screen edges. Collapse it to a floating bubble (✨) when you need more screen space, and expand it again with one click. Press Escape to close the panel. The panel remembers its position across sessions via secure state storage.
