WHAT IT DOES

Property Comparison Summarizer extracts content from multiple property listings on any page and uses advanced AI to generate a structured comparison table highlighting the key differences and similarities between properties. It organizes price, square footage, bedrooms/bathrooms, key features, and location highlights into an easy-to-read format for side-by-side evaluation, helping you quickly identify the best option and make informed decisions.

WHERE IT RUNS

This tool operates as a userscript within the BotGentz extension framework, running directly in your browser on any website. It works on real estate search results, property listing grids, rental platforms, and virtually any page displaying multiple property listings. The tool integrates seamlessly into your workflow, appearing as a draggable panel that stays accessible as you browse and compare properties.

HOW TO USE

Click "Scan Page" to automatically extract the property listings content from the current page. The tool intelligently identifies multiple listings, their descriptions, features, prices, and specifications. Configure your comparison settings: choose your preferred criteria (Price-Focused, Value-Focused, Features-Focused, Location-Focused, or Balanced), toggle auto-identification on or off to automatically find comparable properties, and toggle recommendation inclusion on or off for a suggested best choice. Click "Compare Properties" to send the content to the AI backend. Within moments, you'll receive a structured comparison table. Use the "Copy Comparison" button to save it for reference or to share with others.

TECHNICAL OPERATION

Property Comparison Summarizer employs a multi-strategy extraction pipeline that first checks for selected text, then attempts WebMCP (navigator.modelContext) when available—a W3C proposal for structured page content access—and falls back to DOM-based content detection using prioritized selectors for property containers, listing sections, search results, and content areas. The user's criteria preference, auto-identification setting, and recommendation toggle are encoded as system-level instructions in the prompt sent to the AI. The text is truncated to 8000 characters and transmitted via GM_xmlhttpRequest to the AI backend. The AI, specifically prompted as a real estate comparison specialist, identifies individual property listings from the extracted content, extracts key attributes (price, size, bedrooms, bathrooms, features, location), and organizes them into a structured table format. It identifies the most relevant comparison metrics based on the user's selected criteria, highlights differences and similarities, and when enabled, provides a recommendation based on the trade-offs between properties. Each request is authenticated with a subscription key and counts against your monthly usage cap.

THE PANEL

The Property Comparison Summarizer panel is fully draggable and remembers its position between sessions using GM_setValue. It snaps to the edge of the viewport for a clean interface and can be collapsed to a small icon when not in use. The panel is resizable to accommodate longer content. Press Escape to quickly close or collapse the panel. The design is optimized for productivity with a dark theme, clear visual hierarchy, and responsive controls that adapt to your workflow.
