HOW TO USE

Click "Scan Page" to automatically extract the listing content from the current property page. The tool intelligently identifies property descriptions, details, features, and seller notes. Configure your detection settings: choose your desired sensitivity level (Low, Medium, or High) to control detection aggressiveness, toggle severity ratings on or off for each red flag, and toggle suggested questions on or off to get specific questions to ask the seller or agent. Click "Detect Red Flags" to send the listing to the AI backend. Within moments, you'll receive a detailed analysis identifying potential issues and concerns. Use the "Copy Analysis" button to save it for reference or to share with your agent.

TECHNICAL OPERATION

Real Estate Listing Red Flag Detector employs a multi-strategy extraction pipeline that first checks for selected text, then attempts WebMCP (navigator.modelContext) when available—a W3C proposal for structured page content access—and falls back to DOM-based content detection using prioritized selectors for property containers, description sections, feature lists, and content areas. The user's sensitivity preference, severity rating setting, and question inclusion toggle are encoded as system-level instructions in the prompt sent to the AI. The text is truncated to 8000 characters and transmitted via GM_xmlhttpRequest to the AI backend. The AI, specifically prompted as a real estate analysis specialist, scans for common red flag patterns including: vague or evasive language (e.g., "fixer-upper," "needs TLC," "investor special"), missing key information (square footage, year built, HOA fees), price inconsistencies relative to listing details, condition issues, disclosure warnings, and high-pressure selling language. Each red flag is identified with an explanation of why it's concerning, and when enabled, a severity rating and suggested follow-up question. The output presents findings in an organized, actionable format. Each request is authenticated with a subscription key and counts against your monthly usage cap.

THE PANEL

The Real Estate Listing Red Flag Detector panel is fully draggable and remembers its position between sessions using GM_setValue.
