WHAT IT DOES

Real Estate Listing Summarizer reads real estate listing pages—homes for sale, property listings, Zillow, Redfin, Realtor.com, and others—and uses AI to produce a concise summary of the property. It extracts key information: property type, price, location, bedrooms/bathrooms, square footage, lot size, year built, key features (hardwood floors, updated kitchen, pool, etc.), property condition, HOA fees, tax information, and any notable selling points or issues mentioned. The AI output is a short bulleted summary highlighting the most important details a buyer needs to know before scheduling a viewing.

WHERE IT RUNS

This tool runs as a userscript inside the BotGentz extension on any website. All page content is processed locally before being sent to the AI backend—no data is stored or shared beyond the current analysis request. It works on real estate listing pages, property detail pages, Zillow, Redfin, Realtor.com, and other property platforms.

HOW TO USE

Navigate to any real estate listing you are interested in. Open the panel and click "Summarize Property." The tool will scan the page for property details—price, bedrooms, bathrooms, square footage, features, financials, and more—and send the extracted text to the AI for analysis. Within seconds, you'll receive a clear summary with all the key details. Use the settings to customize the output: include or exclude property details, features, and financials, and choose bullet points or plain text format.

TECHNICAL MECHANISM

The tool uses smart content extraction to locate real estate data across diverse listing platforms. It scans for common real estate selectors (listing, property-listing, home-listing, property-details, home-details, price, bed-bath, sqft, lot-size, year-built, features, hoa, taxes) and falls back to keyword-based detection (price, bedroom, bathroom, sq ft, square footage, lot, property, home, house, listing, year built, hoa, taxes, features) when needed. It also captures price, bed/bath, and other specific data. The extracted text is then sent to a dedicated AI backend that identifies key property details and generates a structured summary. The AI is instructed to return a summary under 1,024 tokens—no preamble, just the real estate summary. The response is formatted as a clean bulleted list.

THE PANEL

The panel can be dragged anywhere on screen, snapped to the edge, resized, collapsed, and closed with Escape. It remembers its position per site and stays out of your way until you need it.

PLEASE NOTE

This tool requires the free BotGentz extension and an active AI subscription. The AI replies are generated and should be verified with a licensed real estate agent before making any decisions. Sites change frequently; if the tool stops working on a particular site, it may need updating. All data processing is local except for the AI request itself—no browsing data is collected or stored.
